Schematic Design / Sketch Phase

During the first phase, thorough research is conducted on the site and its surroundings, including analysis of relevant regulations. The site is then measured, and detailed plans are drawn up. Clients are involved in discussing design details. At the end of this phase, clients receive a preliminary design scheme, which includes floor plans, elevations, sections, and calculations of floor and landscaping areas.
3D Modelling (Exterior)

Clients have the option to access a 3D model of their property and neighbouring buildings, showcasing the proposed exterior works. This tool is invaluable for decision-making, providing spatial awareness and a preview of materials and colors. Multiple images are provided for comparison, enhancing the design process. A basic photomontage using rendered images can also be supplied if needed during submission. This marks the exciting stage where creativity takes center stage!
Development Applications

After finalising the preliminary scheme, the design enters a 'frozen' stage, meaning the design is locked, which will enable us to proceed to the next phase. This next step involves compiling Council submission documents, which encompass drawings, calculations, external colors, materials, and finishes schedules. Additionally, this stage involves coordinating consultants and their respective drawings or documentation. Finally, we will handle the submission to Council on your behalf, ensuring a seamless process via the NSW Planning Portal.
Construction Certificate Applications / Construction Drawings

When the DA is approved, documentation will be prepared for the submission of the Construction Certificate application with the relevant Principal Certifying Authority (Private vs Council.) At this stage, a higher level of detailed drawings are produced suitable for CC. A separate drawings package suitable for construction and/or tender will be prepared. Submission to the Certifier will be done via the NSW Planning Portal.
Complying Development Certificate Applications

If the project meets the criteria established by the SEPP (Exempt and Complying Development Code) 2008, clients have the opportunity to apply directly to a Principal Certifying Authority (PCA). Upon reaching a 'frozen' design stage, a set of documents akin to those for a DA/CC application is compiled. These documents are specifically tailored to support the CDC application for submission to a PCA. Similar to the DA/CC process, the architect manages the submission of this package to the certifier on the client's behalf, ensuring a seamless process.
Drafting Services

Clients have the option to undertake minor works on their site without seeking approval, provided they meet the criteria outlined in the relevant section of the SEPP (Exempt and Complying Development Code) 2008. In such cases, they are entitled to proceed with these developments. Additionally, for clients who do not require full building design services but need drafting assistance, the architect is readily available to provide support.
Interior Design / 3D Modelling (Interior)

For clients in need of interior design support, we offer interior 3D modeling and 3D rendering services. This tool proves invaluable for selecting materials, color schemes, and FF&E (furniture, fixtures, and equipment). Detailed and coloured drawings of internal elevations are meticulously prepared, with exact specifications determined by the client.
Contract Administration / Project Management

Prior to construction, tender documentation will be prepared, and the project is put out to tender for pricing and consequently, the submissions are reviewed (once received.)
If required, we offer Contract Administration services. This stage involves the administration of the ABIC SW or MW 2018 Suite building contract. This involves site inspections, the review of progress claims and the issuance of progress certificates, up to practical completion. The process continues throughout the Defects Liability Period until the final certificate is issued.
